The typical scenario I see is a family behind a few months on the mortgage because of job loss or other hardship. The bank or mortgage company offers to explore a loan modification. Four or five months later, you find out that your loan modification, for whatever reason, has been rejected by the lender. In the meantime, you have waited too long to properly defend the foreclosure proceeding. The lender has a final judgment from the court, and your home is about to be sold at a public auction.
